The strip of land between Central station and Botany Bay was Sydney's industrial engine for a century, and it never stopped working — it just changed what it makes. The same brick and sawtooth-roof sheds that once held tanneries and printing works now hold design agencies, film and photography studios, furniture showrooms, food producers and e-commerce fulfilment. Around them, Green Square has added tens of thousands of residents and a wall of mixed-use towers, while the freight function has concentrated east into Banksmeadow and Port Botany. Very little of this behaves like a conventional office market.
That has practical consequences for a cleaner. Polished concrete does not take the product you would use on vinyl. A photographic studio cannot have dust lifted into the air an hour before a shoot. A container yard has a dust load a CBD floor never sees. A podium retail tenancy under 300 apartments has to work with the building's waste room and dock booking, not around them. Four precincts, four completely different reasons for a cleaner to be on site.
The blocks off Botany Road, Bourke Road and Dunning Avenue are the heart of Sydney's design, media and showroom trade. These fitouts are deliberately raw: sealed concrete, exposed brick and steel, mezzanine offices, huge factory glazing and open plan with no ceiling tiles to hide anything above head height. The clean has to respect that. Slabs get pH-neutral product so the seal survives; high-level steel, ducting and light fittings go on a scheduled periodic cycle instead of collecting dust until it falls into a photo shoot; glazing is quoted separately because there is three times as much of it as a normal tenancy. O'Riordan Street and Bourke Road carry the office side of the airport economy: freight forwarders, customs brokers, airline and ground-handling services, travel and logistics operators, and the hotels serving them. The defining feature is that the business day never fully closes, so we agree an attendance window that fits the shift pattern instead of imposing one. Reception and meeting rooms in these buildings are client-facing at odd hours, so they are detailed to a higher standard than the general floor. The renewal area around Green Square station has produced a building type that is neither office nor residential: a retail podium and commercial suites under many residential levels, sharing one entry, one dock and one waste room. Common-area cleaning here is as much about coordination as it is about surfaces — lift car interiors and door tracks, lobby stone and glazing, corridors, bin rooms on the right collection cycle, basement car park sweeping and the dock apron. East of Botany Road the land use is unambiguous: container yards, transport depots, chemical and bulk storage, cold chain and empty-container parks along Beauchamp Road, Denison Street and Foreshore Road. The dust and diesel load here is heavier than anywhere else in the inner south, so amenities and crib rooms are turned over daily rather than three times a week, entry matting is treated as a consumable, and slab and yard programmes are scheduled around truck movements. This is the base scope. Periodic work — concrete re-seal, high-level access dusting, external glazing, dock and yard pressure washing, carpet extraction — is quoted and scheduled as its own line rather than absorbed silently into a weekly rate.
The inner south has the widest spread of premises types of any region we cover, so the hourly bands matter less than the walkthrough. A 140 square metre studio off Huntley Street and a 3,000 square metre container-adjacent shed on Beauchamp Road are not on the same page of the price book.
