The furniture we actually get called to

Large modular and sectional lounges dominate. New-estate family rooms are wide open volumes and the furniture bought to fill them is usually a chaise-ended modular in microfibre or a woven polyester blend, not a discrete three-seater. We quote those on the seat count and whether the chaise and ottoman are included, because calling a six-piece a three-seater produces a price that is wrong for everybody. The published figures are the anchors: from $120 for a three-seat sofa, from $50 for an armchair.

What needs the work is usually not what you can see. In a house where grandparents, parents and children all use the same room across the day, the soiling that matters is body oil in the headrest zone and along the inside of the arms — it darkens slowly, so it passes unnoticed until a cushion is turned over and the difference is obvious. That is a different job from lifting one visible spill, and it is why we clean the whole seating surface rather than spotting the marks you point at.

Mattresses in a hot, closed-up house

Queen mattresses start from $90 and they are a bigger part of the work here than most people expect. Inland summers run hotter than the coast, bedroom doors stay shut, the air conditioning runs at night, and the mattress absorbs the result for months at a stretch. Add shift workers sleeping through the day and beds made each morning before the surface has aired, and a mattress holds far more than it looks like it does.

The method is deliberately restrained. We dry vacuum the surface, the sides and the seams with a HEPA machine first, pre-treat any protein staining with an enzyme rather than a bleach product, then run a low-moisture hot water extraction across the sleeping face only. An air mover goes over it before we leave. We ask people to book mattresses in the morning so the bed is comfortably dry by evening, and to leave the bedroom door open and a fan running while it dries rather than closing the room back up.

There is one job we will not take. If there are bed bugs, do not book a clean. Cleaning equipment moves them around the house and delays the treatment that would actually solve it. Call a licensed pest controller first, complete the treatment, and we will come afterwards. Similarly, if a pillow-top has collapsed into a permanent hollow, that is a support problem — cleaning will freshen the surface and change nothing about how the bed feels.

Dining chairs, and why the number of them matters

Dining chairs are from $15 each, and that figure only makes sense at volume. Setup, testing and equipment time happen once per visit, so eight or ten chairs cleaned in the one job carry that cost between them. A single chair on its own is a minimum-charge visit, and we will usually suggest adding it to a lounge or mattress booking instead of sending a van out for one seat.

The soiling on a dining chair is food, and it is on two surfaces people forget: the seat pad and the lower back panel where shoulders and hands rest. Sauce, drink spills and the general residue of children eating are the daily reality. Where the pad lifts out we clean it off the frame, which gets a better result on the edges.

Chair construction decides the method. A lot of dining chairs have particleboard or MDF platforms under the pad, and those swell permanently if a cleaner floods them — so we check the base build before quoting and use a low-moisture pass on anything at risk. The same care applies to the task chairs we clean in staff rooms and offices around the industrial estates at Wetherill Park, Smithfield, Erskine Park and Eastern Creek, where a per-chair rate across thirty or forty chairs after hours is far cheaper than replacing them.

Fabric, leather and the jobs we turn down

The manufacturer tag is the first thing we look at. A W or SW code takes water-based extraction; an S code takes solvent; an X code means vacuum only, and we will not extract those regardless of what the mark looks like. Beyond the code we still test a hidden panel on every piece, because jacquards, linen blends and viscose-heavy weaves can water-mark or shrink even when the tag says they are fine. Testing takes a few minutes and it is the difference between a clean lounge and a ruined one.

Leather is a separate process — never extraction. A pH-balanced clean followed by a conditioner keeps a genuine leather lounge supple, and that is worth doing. Bonded leather is the problem case, and it is everywhere in budget suites. Once the surface layer starts crazing or lifting off in flakes, nothing puts it back, and cleaning tends to bring more of it away. When we open a job and find that, we say so before touching it rather than handing back a lounge in worse condition.

Fabric protection is available and quoted with the piece rather than as a flat rate, since a modular and a dining chair are not comparable. It slows a spill soaking in and buys you time to blot; it does not make fabric spill-proof. The clearest case for not spending money is odour that is coming from the foam rather than the cover — if a cushion insert has absorbed urine or a drink spill, cleaning the cover gives you a few good days and then the smell returns. That job needs the insert replaced, and we would tell you that instead of selling you a clean.

Is $15 a dining chair a real price?

It is the per-chair rate when a set is cleaned in one visit — the eight or ten chair settings that are common in Western Sydney houses are exactly what it is designed for. A single chair on its own attracts a minimum charge, because the travel and setup are the same whether we clean one seat or ten. If you only have one or two, add them to a lounge or mattress booking and they come in at the set rate.

Can you clean a mattress that has been wet?

Usually. A queen starts from $90 and the process is an enzyme pre-treatment followed by low-moisture extraction, which handles most accidents held in the top layers. What we cannot fix is a spill that has gone down into the foam core — the surface will come up clean and the odour will work its way back within a week or two. We check the depth first and tell you honestly whether it is worth cleaning or whether the mattress has had it.

Do you clean upholstery at warehouses and factories in Wetherill Park or Erskine Park?

Yes, and it is a regular part of the work given how much industrial floorspace sits inside this region. Staff room lounges, breakout seating and task chairs are cleaned after hours or on a weekend so nothing interrupts a shift. Engage a licensed pest control operator, complete the treatment they prescribe, and book the clean afterwards to deal with staining and residue. We would rather send you elsewhere first than take a job that makes the problem worse.
