Warehouse pricing is driven by machine time on the slab and by how much of the floor is actually accessible, not by the gross lettable area on the lease. A 3,000 square metre shed racked to the walls with two clear aisles is a different job to an open 3,000 square metre floor, and the walkthrough is where that gets settled.
